Thank you for choosing WELHOUSE COUNTRY LODGES for your stay in the peaceful Scottish Countryside. Please read the following Terms and Conditions that apply to your booking which sets out the obligations between you and ourselves. If you have any queries, please let us know prior to your booking.
Your enjoyment of our Lodges is of paramount importance to us, therefore if you have any queries or issues during your stay, please contact us and we will do everything we can to rectify matter for you.
THE CONTRACT
The Contract for a short-term holiday rental will be between Wellhouse Country Lodges (referred to as “us” or “we”) and the person making the booking and all members of the holiday party (referred to as “you”, “your”, “guests”) under the following booking conditions.
Scottish law will govern the Contract. The Contract will be subject to these booking conditions, and must be complied with. The person whose name is on the booking form (referred to as the “Responsible Person”) agrees to take full vicarious responsibility for ensuring that all the following Terms and Conditions are adhered to by all members of the party. The Responsible Person must personally stay at the accommodation throughout the holiday and be at least 25 years of age at the time of booking.
When you submit a booking via our online reservation system, by phone or by email a booking summary will be sent out to you via email which does not form a contract. A contract between you and us, based on the following obligations, will only arise once you have received confirmation in writing from us via email of your booking.
PAYMENT
Bookings are confirmed on receipt of the booking form and a payment deposit of first night of the holiday cost. The full balance is required to be paid no less than 14 days prior to the booking start date. No entry to properties will be allowed without payment, in full. We reserve the right to cancel the booking if the full balance is not paid 14 days prior to the start date.
REFUNDABLE SECURITY DEPOSIT
A security deposit of £200 is required against your credit/debit card before or on arrival to cover costs such as damages, losses or excessive final cleaning if this is required. It should be noted that your card will only be debited with actual costs incurred up to a maximum of the pre-authorisation amount and you will be emailed with an itemised list of any charges made. You indemnify us against all reasonable costs incurred over and above the pre-authorised deposit and on receipt of a fully itemised invoice, settled within 7 days or be liable for our further costs of recovery.
CANCELLATION
Guests may cancel free of charge until 14 days before arrival with the exception of our non-refundable deposit. For cancellations within 14 days of arrival or in the event of non-arrival the full cost of your rental period will be charged.
CANCELLATION INSURANCE
Cancellation insurance is not compulsory but we strongly recommend such insurance to protect you against any cancellation costs.
LIABILITY
As far as the law allows, we, our employees and representatives shall not be liable to you or your party for loss, damage or injury to you or any of your party or your/their property or vehicles as a consequence of this agreement or the occupancy of WELLHOUSE COUNTRY LODGES
You agree to indemnify us against loss, damage or injury sustained to the property, the site or any persons as a result of any breach of these conditions or arising from the actions of you or any member of your party.
ACCESS
The owners and property manager reserve the right to enter the property at any time without prior notice. You may access your lodge from 3.30pm on day of arrival and please note that the departure time is no later than 11 am.
ACCURACY OF DETAILS
The website and other marketing materials are as accurate as possible but cannot be warranted, nor do their descriptions form any contract. Whilst every effort is made to ensure accuracy of property descriptions and images, the facilities and services may alter. We reserve the right to alter or improve any of the subjects without notice.
GUESTS ARE ASKED NOT TO
* Use the premises for any purpose other than a holiday let
* Use stiletto heels or any footwear which may damage the floors
* Use cosmetics or toiletries which may damage bathrooms, furniture or linen
* Use the premises for any illegal or immoral purpose
* Be a nuisance or cause annoyance to other guests and the general public.
* Keep all noise to a minimum between 11pm and 8am
* Increase the number of occupants above the number booked
* Remove any fixtures, fittings or contents from the apartments goods which belong to the property.
We operate a strict no party policy. Causing a nuisance or disturbance to other guests and neighbours or any unreasonable behaviour may result in the Owner requiring the Responsible Person and/or their guests to leave the premises with immediate effect. In these circumstances no payment will be refunded.
CARE OF THE PROPERTY
You are responsible for the property during your stay and are expected to take all reasonable care of its furniture, pictures, fittings and effects. You must leave them in the same state of repair and in the same clean and tidy condition at the end of the rental period as at the beginning. Please use placemats, coasters and kitchen work top trivets provided to protect surfaces from heat damage. You undertake to leave the property secure if left unoccupied during your stay. It is requested that all dirty crockery and cutlery are placed in the dishwasher and rubbish is taken out to the appropriate refuse bins before departure.
KEYS
Unless otherwise agreed the owners will issue guests one set of keys to the property. If at any time guests lose the key(s), they must notify us as soon as possible and any charge for replacement keys will be charged to the guests.
If you lock yourself out of the property and require the owners’ assistance to re-enter the property, we reserve the right to charge an administration fee, as an additional charge.
We will retain keys to the property and will access the property to provide the service set out in this agreement and any necessary maintenance and also to inspect the property and carry out repairs to the structure, roof, exterior or any services, appliances or equipment therein. We reserve the right to enter the property at any reasonable time during your stay for essential maintenance or if we suspect damage has been caused or in case of any emergency. We will make reasonable efforts to contact you before entering the property.
On checkout, keys must be left in the key box (or the same place as the you collected them from) and the accommodation must be left locked. Loss of keys may incur an Additional Charge.
PARKING
There is a large car parking area at WELLHOUSE COUNTRY LODGES. Your personal belongings and vehicles are left at the property entirely at your own risk. We accept no liability to you or any member of your party for loss or damage to your personal property.
INTERNET ACCESS
Internet access is provided for guests’ use.
VERY IMPORTANT – USE OF TOILET/ BASINS, KITCHEN SINK
SEPTIC TANK/WASTE
As we live in the countryside, we are not linked to a local sewage system and, instead, have an expensive, private septic tank and treatment plant system. Please DO NOT flush anything down the toilet other than natural body waste or toilet paper. Please DO NOT flush any baby wipes, cotton wool, sanitary products, cotton buds or such like items, at any time.
We supply sealable plastic bags for any used sanitary products, please use these at all times and place the sealed bag in the bin provided in the bathroom. Any baby wipes, cotton buds or such like items should also be placed in the bins provided and NOT FLUSHED DOWN THE TOILET.
Please do not allow anything other than water to go down the plug holes in the bathroom and kitchen sinks. Food particles etc should be placed in the bin – not flushed down the sink.
Any blockages or damage to our treatment system and the costs to rectify the damage due to non-compliance of the above rules will be charged in full to yourself.
SMOKING
Smoking, including the use of e-cigarettes, is not permitted inside the lodges, nor on the outside decking area nor in the area around the Wood burning hot tub area of WELLHOUSE COUNTRY LODGES, at any time. In the event that there is evidence of smoking in these areas, then a deep cleaning charge of £100 will charged.
GENERAL
In the event that any individual term or clause stated in these Terms and Conditions of Let is not permissible by law, the remainder of the agreement shall remain valid.
